How Is TVS ILP Strengthening Its Position in India’s Logistics Infrastructure?
TVS Industrial & Logistics Parks (TVS ILP), the warehousing arm of the TVS Mobility Group, has announced plans to invest ₹2,500 crore–₹2,700 crore over the next three years to significantly expand its warehousing and industrial parks portfolio.
The company aims to increase its total warehousing footprint from around 12 million square feet (msf) currently to approximately 20 million square feet by 2028, driven by rising demand for Grade-A logistics infrastructure across India.
The planned expansion aligns with the company’s long-term growth strategy and commitments made to investors in its Infrastructure Investment Trust (InvIT) platform.
Targeting 20 Million Square Feet by 2028
Speaking about the expansion roadmap, Dr Ramnath Subramaniam, Joint Managing Director of TVS Industrial & Logistics Parks, said the company remains on track to achieve its previously announced portfolio target.
According to Subramaniam, TVS ILP had committed to expanding its warehousing portfolio to around 20 million square feet within three years, and the company expects to meet that goal by 2028.
The proposed capital expenditure of up to ₹2,700 crore will support the development of new industrial and logistics parks across key growth markets.
Expansion Beyond Metro Cities
TVS ILP plans to accelerate its next phase of growth by expanding its presence beyond traditional warehousing hubs.
The company intends to focus on:
- Eastern India
- Central India
- Tier-II cities
- Tier-III cities
The strategy reflects increasing demand for modern logistics facilities as manufacturing activity, e-commerce, and supply chain networks expand into emerging markets.
By strengthening its presence in these regions, TVS ILP aims to support businesses looking for high-quality warehousing closer to consumption and manufacturing centres.
Focus on Grade-A Warehousing
TVS ILP develops Grade-A industrial and logistics parks, which are designed to meet the requirements of modern supply chains.
These facilities typically cater to sectors such as:
- E-commerce
- Manufacturing
- Retail
- Third-party logistics (3PL)
- FMCG
- Automotive
Growing demand for organised warehousing has been driven by factors including the expansion of online commerce, GST-led supply chain optimisation, and increasing investments in manufacturing under government initiatives.
The company’s expansion is expected to further strengthen its position in India’s rapidly growing warehousing and logistics sector.
Backed by InvIT Growth Strategy
The planned investment also supports TVS ILP’s commitment to investors in its Infrastructure Investment Trust (InvIT).
InvITs allow infrastructure developers to monetise completed assets while raising capital for future expansion.
By increasing its warehousing portfolio from 12 million sq. ft. to 20 million sq. ft., TVS ILP aims to create a larger portfolio of income-generating assets while supporting long-term returns for investors.
Warehousing Sector Continues to Expand
India’s logistics and warehousing industry has witnessed strong growth in recent years, supported by:
- Rising e-commerce demand
- Manufacturing expansion
- Increasing consumption in smaller cities
- Supply chain modernisation
- Growth in organised logistics infrastructure
Developers are increasingly investing in Grade-A warehouses to meet the requirements of businesses seeking efficient storage, faster distribution, and integrated logistics solutions.
TVS ILP’s planned investment reflects growing confidence in the long-term demand outlook for industrial and logistics real estate.
What’s Next?
TVS ILP’s planned investment of up to ₹2,700 crore marks another significant expansion in India’s warehousing sector. By targeting 20 million square feet of warehousing space by 2028 and expanding into eastern, central, and emerging Tier-II and Tier-III markets, the company is positioning itself to benefit from the country’s evolving logistics landscape.
As demand for modern warehousing continues to grow alongside manufacturing and e-commerce, TVS ILP’s ability to execute its expansion strategy will play a key role in strengthening its presence in one of India’s fastest-growing real estate segments.
